You could live out your “Schitt’s Creek” fantasies in this small town for sale — for less than the cost of an NYC apartment.

A tiny Tennessee town consisting of a residence, four “general stores” and a barn is on the block with an asking price of only $725,000.

To compare, in Manhattan, the median sales price of a one-bedroom condo is more than $1 million.

Located in the historic town of Water Valley, the seven-acre property has a creek-side residence consisting of three bedrooms and three bathrooms.

The general stores, which are no longer operating, were built in the 19th century.

According to the listing, you also get the “most beautiful frontage along Leiper’s creek.”

While most of the acreage remains somewhat abandoned, two buildings have updated wiring and plumbing, which the listing states could be used for commercial use, residential, or even a bed and breakfast.

“Get creative!” the listing adds.

“The sellers would really hope that whoever gets it, wouldn’t knock down any of the buildings that are here,” Christa Swartz, the real estate agent representing the sellers, told news local station WDEF-TV.

While it will definitely come with a lot of work, the agent told News Channel 5 that she hopes it won’t spur a Netflix show, like the hit series “Schitt’s Creek.”

“It would really strip this from the reality of the history and make it more of a stage rather than something we preserve as the history of Tennessee,” Swartz said.
