Here are five over-the-top properties across the state that may be tempting.

An elevated mansion on 18 acre overlooking the Pacific Ocean in the unincorporated coastal community of Cloverdale is listed for $10 million.

“Nearly every interior wall” of the 7,542-square-foot house at 41900 Horizon View Ave. “offers abundant windows that frame … the ultimate coastal sanctuary,” overlooking Nestucca River and bay with nearby access to a state park and wildlife sanctuary, says listing broker Brian Ladd of Cascade Hasson Sotheby’s International Realty.

In addition to the 1996 main house, there is a fisherman’s cottage with private river access and a separate guesthouse.

“Fish for wild salmon and steelhead or try your hand at crabbing along the shore,” said Ladd, who is partnering with Sotheby’s Concierge Auctions to sell the property with a bidding window of May 2-16. The auction house expects a starting bid between $2.5 million-$4 million.

Property taxes for this property in Tillamook County are about $39,000 a year.

The premier penthouse atop the new 35-story downtown Ritz-Carlton Portland has a finished asking price of $8,999,000. A rendering of the customizable Tahoma penthouse shows a hot tub behind glass terrace railings on a northwest corner.

The ritzy residence at 550 S.W. 10th Ave. #3503 has 3,256 square feet of living space and shares the top floor with three other units. A potential buyer could purchase the entire floor, about 16,000 square feet of unfinished living space.

Ritz-Carlton penthouses are 460 feet above anything happening on the street and are oriented to frame views of the Cascade mountains and Willamette River. Residents have round-the-clock concierge service and arrive in private elevators, separate from those used by guests of Bellpine restaurant and the Ritz-Carlton hotel, the city’s first five-star accommodations.

“People living here are buying the luxury of time and being able to create special moments with friends,” said Terry Sprague of LUXE Forbes Global Properties, who is selling the 132 Ritz-Carlton residences. “You only have to say your preferences one time (to a staff member) and what you, your kids and your pet need, will always be there.”

Property taxes for the penthouse have not been set, but homeowners association fees are expected to be $1-$1.10 a square foot per month, based on location.
